The pendulum is shifting towards a buyer’s market, which means sellers need to make their properties stand out among the competition. One of the best ways to do that is to make sure your home is staged appropriately. According to the 2023 Profile of Home Staging by the National Association of REALTORS, 58% of buyer’s agents said home staging had an effect on most buyers’ view of the home and 81% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

HGTV.com offers these home staging tips for highlighting your home’s strengths to appeal to the greatest number of prospective buyers.

1.      Start with curb appeal. You only have one shot to make a good first impression when a potential buyer pulls up for a showing. If that is less than great, it’s hard to win them back, even if the interior is a stunner.

2.      Show off storage in the kitchen. Pack up anything that is not used daily such as small appliances and holiday dishware. Clear clutter off the countertops.

3.      Take a look at your furniture and pare down. Reducing the amount of furniture makes a house look bigger and gives the buyer room to move around.

4.      Minimize items on the coffee tables, end tables, bookshelves, and anywhere that seems to attract it.

5.      Organize closets to show off storage. Keep clothes neat by storing items in matching baskets and bins.

6.      Scrub bathrooms to remove any hard water stains and moldy grout.

7.      Create an inviting and serene bedroom with a well-made bed that could compete with a luxury hotel.

8.      Accentuate the fireplace and any other focal points in the home. Highlight built-ins and clear clutter.

9.      Fill your home with pleasant aromas such as relaxing lavender. Make sure to choose a fragrance that is not overpowering.

10.  If you have a pet, de-fur everything and leave no signs or smells of the beloved fur baby.
